Pre-Screening
Answer all pre-screening questions with your leasing agent before applying to get an idea of how you will qualify for a rental.
Note: Our application is non-refundable.
Online Application Instructions
- Complete the application online.
- Ensure all required fields are accurately filled out.
- A non-refundable application fee of $50.00 + $2.95 Convenience Fee per person is required. This fee covers background and credit checks for each applicant over 18.
- Payment via a bank account is recommended to avoid additional transaction fees.
- Co-Signer/Guarantor Information:
If a co-signer/guarantor is involved, they must also complete the application process. A co-signer must be able to cover your debt plus their own, maintaining around a 30% debt-to-income ratio with gross income. If you, your roommate, and a co-signer/guarantor are applying, each must complete the application using different email addresses and pay a separate application fee. - Provide supporting documents with your submission: (Email all supporting documents to DRAY@MEADOWSPROPERTIES.COM.)
Required Documents: 1. Government-Issued ID:
Provide a copy of your passport.

Provide 2 forms of government-issued ID. Examples include: Driver’s License, State Issued ID, Military ID, Permanent Resident Card, Tribal ID, or Social Security Card.2. Proof of Income:
Examples include: Most recent pay stubs, bank statements, savings account statements, retirement fund statements, offer letter for new employment, or tax returns for the last two years. Please Note: Additional documentation may be required after review. - Application Review: We aim to respond within 24 to 48 hours upon receiving all required documents from each applicant and confirming rental references. Timely submission of all supporting documents from each applicant is crucial for prompt processing. If your application has been approved, you will be contacted by Meadows Properties staff to proceed with the next steps. If your application has been denied, you will receive a notification via email with an explanation and information on how to obtain a copy of your credit report.

- To maintain the quality of our neighborhoods, keep our long-term tenants, and to avoid possibilities for illegal activity, we use screening procedures to evaluate all prospective tenants before we rent. Our procedures as well as reasons why an applicant may be rejected are listed below. After you review our criteria and feel you will meet our requirements, please complete our application. We provide equal housing opportunity as we do not discriminate based on race, color, religion, sex, handicap, national origin, familial status, marital status, sexual orientation, lawful source of income, age, or ancestry.
- We use screening procedures to evaluate all prospective tenants to maintain the quality of our neighborhoods and ensure equal housing opportunities.
- All applicants over 18 intending to live at the rental unit must be on the application and provide a valid photo ID and another form of ID.
- Provide your social security number and/or evidence of legal U.S residency if not a U.S. citizen.
- Complete rental history information is required. We reserve the right to deny your application if rental history cannot be verified.
- Verifiable gross income must be independently verified (recent pay stubs, employer/source contact, or tax records). Employment with the same employer for at least 12 consecutive months is required. Self-employed individuals must provide a business license, tax records, bank records, or a list of client references. Retirees may include proceeds from personal funds and IRAs. At least 28% of the applicant’s gross monthly income must meet or exceed the total amount of the listed rent.
You Will Be Denied Rental If:
- You misrepresent any information on the application.
- You have been convicted of a sex offense and/or are a registered sex offender.
- You have had any felony convictions in the past 5 years.
- You have been through a court-ordered eviction in the last 5 years.
- There are judgments for financial delinquency still outstanding.
- Previous landlords report significant complaints of non-compliance (e.g., disturbance of neighbors, drug-related activities, violence, unauthorized residents, failure to notify when vacating).
- Previous landlords would decline to rent to you again for any reason related to your behavior, your pets, or others allowed on the property.
- You do not provide a valid ID.
- You do not provide all the required documentation within 10 business days.
- You have an unapproved pet that wasn’t mentioned during pre-screening such as a: cat, reptile, arthropod, bird, or restricted dog breed.
