What are the income requirements?

We require a 30% debt-to-income ratio.

Do you accept pets?

We are dog friendly only with certain breed restrictions due to our insurance policies.

What is the application process?

All prospective tenants 18 and over should complete our application process. Once completed, you will be required to submit proper identification and proof of funds. Additional information may be required upon review.

What is your application fee?

There is a $50.00 application fee per applicant.

What is the security deposit amount?

Our standard security deposit is $800.00. If rent is below $800, the security deposit will be equal to one month of rent.

What is the lease term?

Our standard lease terms are 12 months for a new lease. We do offer 6- and 9-month lease terms for an additional fee.

Upon renewal of your 1st lease, you will be given the option to renew your terms for 12 months, 6 months, 3 months, or M-T-M.

Are utilities included in the rent?

Utilities are not included in the rent.

What is the policy on smoking?

We have a zero policy on smoking. If the tenant is found in violation, they will be issued an immediate eviction notice and are required to pay for all smoke removal in the unit which can be upwards of $5000.00.

Is renter’s insurance required?

Yes, we require all our tenants to have renters’ insurance.

What is the policy on subletting?

We do not allow subletting at any of our properties.

What happens if I need to break the lease early?

Our early termination policy:

Lease Termination: Should the need arise for a lease termination before the agreed expiration date, a 30-day move-out notice is required. Breaking the lease will result in a payment equivalent to 2 months’ rent, forfeiture of any deposits, and responsibility for damages beyond normal wear and tear.

For first-time homebuyers intending to break their lease, we request a 60-day notice prior to moving out and a subsequent 30-day notice upon securing a closing date. A one-time lease termination fee of $500 will apply, with a deposit refund eligibility minus a $100 administrative fee and any damages beyond normal wear and tear.

What credit score is required to rent?

We do not base it solely on a credit score but look at the overall picture to see your debt-to-income ratio and see that you’ve made your payments on time.

What is the policy on co-signers/guarantors?

We allow co-signers and guarantors. They’re required to have a 30% debt-to-income ratio while maintaining their current financial responsibilities in addition to your rent cost.

Are there any criminal background restrictions?

We do not allow any felonies within the past five years.

Is there a minimum rental history requirement?

Some landlords may require tenants to have a certain amount of positive rental history, such as no recent evictions or late payments.

What is the policy on roommates?

Anyone living in the unit must be listed on the lease. Our office staff does not get involved in any roommate agreements. If a roommate decides to move-out, all parties are still equally financially responsible.

Are there any restrictions on modifications to the rental unit?

No permanent modifications to our properties are allowed. If approved, you will review specifics during your lease signing.

What is the policy on maintenance and repairs?

We try to address service request within 5 business days. If there is an emergency such as pipes burst or Heat/AC Broken, we provide afterhours service.

Is rent negotiable?

Rent is not negotiable. We do not give any discounts for pre-payment.

What is the policy on renewing the lease?

30-60 days before the end of your lease, you will receive notice for a renewal. In this, you will have the option to Move-Out, Set your lease Month-to-Month, or pick 3, 6 or 12 month lease renewal.

Are there any restrictions on guests?

Any guest staying 7 or more days during a calendar month are required to be listed as an occupant on the lease. Tenant is still responsible for all guest conduct and all rules apply.

What is the policy on late rent payments?

Rent is due on the 1st of every month, and considered late on the 6th. If the 5th falls on a Saturday or Sunday, rent is due the following Monday. There is a $5.00 per day late fee.

How are security deposit refunds handled?

Security deposits are refunded within 30 days after the tenant moves out. Tenants will be eligible for their entire security deposit minus $100.00 for standard move-out processing fee.
